Is construction without a basement possible here? Experiences

Hello everyone,

we are currently allowed to reserve plots in construction area 2-3.
The construction area is located on a slope. My question is still whether it is possible to build the houses (see picture) without a basement? We would like to build without a basement for cost reasons. Is it at least possible to do so with the houses shown above without significant additional costs?

I suspect the left picture depicts Muehlbuck WA 2/6/7, and the right picture WA 12/11/10/9/8 (?). In the first picture, you can see that the hillside properties in WA2 and WA6 have an elevation advantage. If you look around here a bit, you will read two standard mantras from me regarding basements: first, that for about every 20 cm of height difference (within the depth of the house), you have to calculate 10% basement costs, and consequently, in the range of a difference of about 120 to 140 cm, omitting a basement is not worthwhile; and second, that omitting it then becomes a Pyrrhic victory because alternative hillside support measures do not cost less and overall only "save" the benefit (of the storage space). Conclusion: Not wanting a basement for personal preference is a private matter; omitting a basement in the hope of saving costs is only worthwhile depending on the height difference that needs to be dealt with. From my point of view here: for the properties mentioned, on the hillside side of the street economically effective, valley side rather not. For the de facto row houses on the far left, it would have to be figured out individually. But these would be my last choice here - if I am not mistaken on the development plan thumbnail on the municipality’s website, there is a building line on the street side for these.

Thank you for the response. If I understood correctly, building WA2 without a basement would still make sense or be economically effective? Not for the lower houses. Thanks for the assessment. The lower ones would not be in our closer selection anyway. It was only important to me that if it were one of the upper plots, we could at least build without a basement (also due to the costs) Best regards

If you do not get the flat plots, replace Keller with UG and plan living spaces there. The rooms are not damp and dark. They are fully functional living spaces.

No, unfortunately not. Your rule of thumb is very good and it can't be more precise anyway, as too many parameters influence the decision.
