Is a guaranteed start of construction certain if it is "planned"?

The start of construction cannot be told to you by the BU/GU, as this depends a lot on the building authority. About 2 years ago, our neighbors waited 5-6 months for the building permit. I have already been waiting 9 months for it due to mistakes by the office (misfiled and not forwarded additional requests, etc.). However, a construction time guarantee should be able to be given by the BU/GU.

Exactly, and the text in the first post is about the construction start, not the construction time. You describe very well why the general contractor cannot specify it so precisely.

I don't understand the OP's whole questioning. Here she asks "when will it be built" - whether first groundbreaking, construction period, or move-in date is meant, I don't read as clearly specified. Overall, from her thread history, I get the impression she wants to stand at the door with her packed suitcases exactly on the Takatuki National Holiday, with one of them containing the exact amount of money for the finished house. But that doesn't even work with Annalena's goblins.

And then one must not assume that a contractually guaranteed construction period or a guaranteed completion date will actually be met. And then? What consequences arise from this? Do you then want to enter into a discussion with the contractor about what delay damage has occurred and have to prove it? Or do you prefer to agree together with the guaranteed date/period on a penalty fixed in amount per day of delay? And can the latter even be enforced, or will the contractor then gratefully decline the contract? Probably every contractor will justifiably exclude delay due to force majeure (e.g. severe weather, floods, winter, and other things for which he is not responsible) from the damages.

You simply cannot plan to move in on the takatukischen Nationalfeiertag seriously...

There is no causal relationship between the requirement and the consequence drawn. I cannot judge what “be correct” means. The contract clause is fine. You do not have a fixed date when the house will be built. But you can work well with probabilities and a time window, then you know in which period the house will be built. If there are important dates for you, coordinate them with your contracting partner. These are easier to keep, or it becomes apparent earlier if they cannot be met and one can react better.

There is no absolute deadline anyway. The contract here is fair and compliant. By the way: every builder wants regulated deadlines - but they do not exist - unless they are firmly anchored in the contract.
