a notary can say something about that ;)

if, for example, the notary/court fees are 2% but you save 5% in real estate transfer tax, then you would still save 3% in the end. you can calculate it yourself.

but as I said, how to handle it "legally" is something the notary will advise you on. he will gladly do it if he can bill the case twice and you can save on the real estate transfer tax ;)

just wanted to give a quick feedback after the first bank meetings. no concerns about financing it. 2.2% interest for 15 years 100% financing with 300k€ additional security. Santander was the cheapest bank, but if you only believe half of the online rating, it is not recommended

So, as expected, no problems with additional collateral and a good rate.

That doesn’t matter at all. It’s a bank and operates like other banks. But since you are "only" buying within the family and have to provide collateral twice, I would focus solely on the price. Whether Santander then becomes difficult during construction projects does not concern you.

I hope someone is interested in the current status. The purchase did not go through at the time because my sister presented an "appraisal" of 600,000.-- and found a broker who promised her at least 650,000€. I don't know if it was due to rising interest rates or general uncertainty; there were many viewings but no serious buyers. In the fall, for other reasons, I tried to sell one of my apartments. There too, half of the people didn't have the money and the other half wanted a bargain of 50% off the market price. That means the price negotiations start all over again, now with interest rates at 3.7%. However, it shows that prices have not really fallen. Compared to the real prices from a year ago, not the fantasy prices some dreamed of and also found fools who paid them. But it is definitely more complicated and time-consuming to sell. Those who are under time pressure, either because they need the money for new construction or divorce or other financial problems, currently have very poor odds.

Thank you for the feedback. What purchase price is currently being negotiated? I believe you initially mentioned [550.000€].
