Interpret building plan / is it even feasible?

According to the development plan, a house with 1.5 stories, a gable roof with a 24-27 degree pitch, and no knee wall is allowed. We are now wondering how this is supposed to work? Does anyone have experience with this and a solution ready? We actually want to build a prefabricated house and not an architect-designed house (due to cost certainty).

I don't believe that. There are no half stories, at least not in official language and building regulations. Just upload the original development plan. Otherwise, it reads like a bungalow settlement. That works very well with a roof without a knee wall.

Under these conditions, it will be purely single-story, whose attic conversion for residential purposes (or more accurately for sleeping or working purposes) will hardly justify its staircase; I would only provide an attic in the roof. And I share Yvonne’s suspicion that this development plan intends a bungalow area. What more can I say about this running gag?—read here for a while, and this belief in the marketing worldview of a cost-certainly realized "prefab" house will resolve itself. A 27° roof pitch will not be steeper even with an architect ;-)

We are in contact with an architect. He said that it is currently simply difficult to provide a realistic cost estimate. With a [Fertighaus] one would be more on the predictable side… of course we would prefer an architect. But our budget is not unlimited.

What speaks against a prefabricated house for you? There are also solid ones if that should be the point.
