Hello,

we are now in possession of a plot of land in a contiguous area, which is now being newly developed (approx. 8 plots). There will be a new access road for this area + everything related to the topic of public development. The company carrying out the development has, according to their own statements, informed Telekom about the project, but tendentially not much will probably happen and when moving in, one will be left without internet. The construction of the road will probably start in about 2-4 weeks.

Do you have experience and tips on how to proceed here? Should one contact a provider (Telekom, Kabel Deutschland) and apply for a connection? I once heard that they possibly only take action when the first one has applied. Surely no cable, fiber optic, etc. will be laid into the street on its own.

How do you build the ? Is there a construction contract that covers something like that?

Otherwise, apply for it yourself. There is a builder's hotline and I fear you can't get around the pink giant.

Hi, we are building together with a developer, as well as all other new landowners. So we are all building with the same one. There is nothing mentioned about this in the contract itself. Admittedly – I thought of many things, but not this. My next step would be to call Kabel Deutschland’s appropriate customer service tomorrow, the one responsible for developers/construction projects (which exists, as I learned today). But I probably won't get around the "Rosa Riesen". I will probably call there as well.

When you speak of a developer: They sell you the house + land. If the land itself belongs to you, it is not a developer,... Already in your contract with the builder – if nothing is stated there, you have to do it yourselves. At Kabel Deutschland in Bavaria, a shady subsidiary was responsible that immediately rejected our application – Vodafone is now responsible there. At Telekom, we were helped very quickly – all information is available online and the implementation worked great.

Who owns the future street? The municipality or you (private road)?

What communication exists regarding the preceding street? What does the developer say on the subject? And what does the contract say? It might make sense for future owners to come together and do everything at once, but 2-4 weeks now is probably too tight. Even 2-4 months would be quite tight...

Hi,

the access road will be divided among the adjacent (new) property owners and will also be correspondingly registered in the land register. We will also get in touch with them briefly. During the construction of the road, I was assured that 100mm empty conduits are always laid, precisely for such things. So that the road does not have to be opened later when laying cables. There is nothing about this in the contract, but I will also follow up with the developer.
