Insight/Tender/External companies Turnkey construction allowed?

We have a fixed price for a semi-detached house.
The basement and ground floor are already done. The upper floor is still missing.

Now it was about deciding which bathroom fixtures, tiles, parquet, etc. to choose since everything is included in the contract stock, just like bathroom furniture, shower, bathtub, etc.

When we asked our architect how many euros per sqm were calculated for parquet and tiles, he always referred us to the respective companies that won the tenders. They are all from the region and make a good impression. They told us what was budgeted.

With the installer, we experienced quite a disaster. Our neighbors have been waiting for the offer for 2 months because they also had special requests with additional costs.
We want fixtures, bathtub, and washbasins with additional costs because we definitely like certain things.

However, the installer does not want to tell us what was budgeted in the tender for fixtures, glass shower walls, and washbasins.

If I want a faucet for 100 euros and he has budgeted 50 euros, I have the right to know that, don’t I? Otherwise, he could just tell me he budgeted only 10 euros, right???

He refers us to the architect with whom we, and also the other 4 neighbors who are building with him, have always been satisfied.

Am I therefore entitled to access the tender documents??
Are there possibilities to cancel the tender?

I emailed the architect. I’m curious what he will say. I still wanted to ask here...

What does your contract say?


You are building via an architect and with a tender - normally I would say yes. You would then have to bear the contractually agreed distance. But since you probably built with a known provider using this practice, it depends again on the contracts.


I don't understand at all how you could have signed such contracts. How did you decide which craftsman company it would be :confused:

I have not decided which craftsman does what. That was all done by the architect.

Mmh I don't quite understand. Actually, the architect's tender specifies what kind of equipment is required. How did the architect choose a craftsman if he doesn't even know what is supposed to be installed?!? And the contract you signed states what is owed, doesn't it?! Are you really building with an architect or through a developer/GC/CM?

We are building through a developer who employs an architect.
The construction description clearly and understandably states that the bathrooms have a shower and toilet, concealed fittings, double washbasins with cabinets, radiators, etc.
So nothing is missing.
Only no one really wants to tell us the euro value of the individual items.
What does the bathtub cost, what does the hand shower cost, etc.?

May I know that?
After all, I need a basis so that I can calculate for myself, for example, how much a Hansgrohe hand shower costs as an extra.
I want to avoid being ripped off by the installer.

Ok, then your construction service description should state which models are installed. (Presumably a cheap entry-level series). During the sampling, the craftsman should tell you what surcharge you have to pay for individual items. At least if he wants a signed additional price offer. The installer doesn’t need to con you. His surcharges are fixed. Either you pay them or you do without the nice hand shower. The contract is already signed, so you have no room for negotiation ;)
