Hello

it depends on what you have signed. Our builder only tells us if an additional/surcharge is due if we want a higher quality than the defined standard.

You know the quality that was specified in the [Werkvertrag] (e.g. Grohe). If you now want a bathtub from [Bischof] for 15k, it will simply cost an additional charge xyz.

The surcharges should be able to be specified to you by the craftsman or builder after the sampling.

It’s kind of a vicious circle – without exact knowledge of the contracts, no reliable answer can be given. The “winner” of the sanitary trade was awarded the contract based on their figures in the tender documents. Thus, the sanitary company cannot take advantage of you, because the listed services in the tender or your contract for work must be carried out as a minimum. Therefore, you can also orient yourself on your bill of quantities (BB), which surely became part of the contract for work, even without the tender documents – because a certain sanitary series should be named there, right?

Since contracts concluded in this way often operate at the lower limit, you can be sure that any deviation corresponds to realistic market prices. The additional costs – if you deviate from the standard – tend to increase “disproportionately,” as the contractor or winner of the tender tries to steer their margin roughly into economically viable regions this way.

In the construction performance description, there are the listings of the equipment. I don't know now if the plumber can evaluate the surcharge 1:1, since the installation is also included in the overall package. If you deviate from the standard, it can also be that the installation price increases (special tubs, seals, or fittings), as the plumber probably calculates with flat rates or different working hours. Therefore, you cannot compare, for example, the online prices with what he charges. It is also possible that for a certain standard, which is used by many builders he works for, he gets a completely different discount from the supplier than for the very special shower tray. This creates a different price range for him, which he will not disclose. But he really needs to get moving with the cost estimate!!!

That is stated in our construction description.. Nothing more... As you can see, no exact series from the manufacturer is specified..

"Ground floor:

In such a contract, you have to accept what is offered to you as standard or pay the surcharge for your requests that is demanded from you...
