Here are a few quick things about the floor plan.

If room 3 on the upper floor is the master bedroom, then please draw a double bed in real size. With a 2m wide bed, there is less than 50cm on each side next to the bed.

The technical room is very small with 6.5m². I don’t see the technology there anymore. You also need workspace next to the devices and connection rooms for water, telecommunications, ...

The dining table is right in the middle of the entrance area to the kitchen. The table has to face the couch. From the dining table, you have a full view of the entrance to the guest WC, which would not be my preference.

Are the plans also available with readable dimensions?

Without measurements and readable floor plans, it cannot really be evaluated. What you can see right away, however, is that the kitchen/dining/living area will not work like this...

Oh, I'm sorry, I didn't pay attention to that when taking photos yesterday. I have entered the dimensions into the drawing. All drawn-in furniture is original size, except for the sofa, which is actually only 2.2m wide.

Now that I have drawn in the furniture upstairs as well, I am considering whether to enlarge the bedroom into the bathroom or into the storage room. I don't know if the storage room adds value or if you can store ski equipment, a third toaster, and so on ;) in the large bedroom closet.

My first consideration is always: Would I feel comfortable in this house - and I very well could. The proportions of the rooms are right, although they sometimes appear a bit tight for their function.

If you sleep in a French bed, it also fits into the master bedroom, and how some technology gets into the utility room is still something worth considering.

If no office is needed, this can become one of the most pleasant utility rooms - with garden access and the possibility to simply leave an ironing board standing. Considering how often utility rooms are used, I would see this upgrade as a mix of appreciation and luxury.

I find it pleasant that you not only plan for the eventual existence of children, but unlike some other still childless builders, you give children a lot of space in the house and limit yourselves as parents.

The position of the dining table and the kitchen will require dealing with "bottlenecks" on the running routes in daily life again and again. Some would find that maddening, others not. That's up to you, it wouldn't bother me.

The view from the kitchen into the living area I find, unlike you, a nice feature. Placing the sofa backrest against the window - well, if the TV is more important than the garden and communication in the living area, that probably corresponds to the general trend.

You will have little storage space - not a problem as long as you don’t surprise yourselves with it. I would go through that in more detail once.

The same applies to the room dimensions and furniture. You will see where it pinches and how you want to deal with it.

If a provider quotes you such a low price, it is important to recognize what is not included to plan the budget with few surprises. You are young, and if it is not your claim to already have a perfect garden, an amazing garage, a great paving in front of the house, etc., when you move in, but to tackle one thing or another gradually, it can stay within your budget framework - a lot of discipline, ingenuity, and commitment are necessary for that.

Good point about the bedroom. Currently, on one side we have 40cm, but on the other more.

We wanted to enlarge the utility room to 9sqm. Currently we have 6.8sqm, it also fits a cleaning/tool cabinet and a pantry cabinet, but no door. A dryer is available or a drying rack is supposed to go in the garden.

We also find that the living/dining room looks small on the plan. Currently we have 0.8m more length, but there is a radiator and unused space in front of it. Somehow we don't think the 80 cm are decisive, do we?
The dining table is of course smaller in real life; the marked area includes chairs and space behind the chairs. In the corner by the kitchen there is of course no chair and the entrance would be free. Also, chair 6 is only added when guests come. We currently also have the terrace door behind the dining table (and between the sofa and TV).
