Hello everyone,
after the about our construction financing and having received many good tips, I would like to present our construction costs so far. At the beginning of our project, I found it incredibly helpful to see which items would come up at all and with which costs one roughly has to reckon. Below are some current numbers from autumn 2020. Maybe it will help one or the other interested reader as well.
For context: The following information is without guarantee :) and of course relative and depending on the building location. We are building a single-family house with an architect, with a flat roof, 193 sqm, a garage for one car, and to KfW40+ standard. Most items are backed up with offers, others already paid, and yet others are estimates. The first three tables are certainly relatively generally applicable, as they are independent of the budget. The tables for the house naturally depend on the house and the chosen standard.
Here now the items for our plot of land:
We bought the rearmost piece of a subdivided plot, which was not only about 75 meters from the street but also a complete jungle. In addition, according to the contract, we had to participate in the demolition costs of a house on subdivided plot 1. The costs for development (here we partly shared costs with our neighbor), clearing the land and a construction road (here it should be noted that we have to keep part of the road as a fire department parking area – this part belongs to the neighbor’s plot) are as follows:
So far, the following items have been incurred for the house planning, whereby the architect’s costs are not representative due to acquaintance:
Now it finally starts. Here are the costs for the house, although quite a few estimates are still included.
I am currently still waiting for two offers for the items with stars. It can certainly be cheaper. However, the BAFA subsidy must also be taken into account, which will keep it more moderate.
For kitchen and garden, we have each reserved about 20k. But there is nothing concrete yet. These are our numbers so far.
