what you would have bought:

the plot, the sewer line in the street, the water supply in the street, and also a broadband cable in the street. nobody talks about electricity, but it will probably also be in the street. missing are: the connections from the street to the house. rainwater probably has to be absorbed on your own?!

that means: if you buy the plot, the usual connection fees for electricity, water, sewage, internet will apply. how high these are can be inquired with the providers. sewer connection is own work, or garden-landscaping/civil engineering work. costs vary greatly from very simple (finished in 2-3 hours) to complicated (2-3 days) with quite a lot of hassle. for all connections together, you can roughly calculate 15,000€ (including rainwater absorption).

150 sqm usable floor space is not much, but the additional costs won’t kill you either. a city villa with 10x10 meters (outside edge! building) would therefore be 50 sqm chargeable at an extra cost at 2x 100 sqm. that would be roughly 750€ rounded up on top of the land price.

Apparently, there are 3 types of costs related to the common house connections, as far as I have understood so far
    [*]Connection development costs [*]House connection costs and [*]Construction contributions
It seems to me that in common blogs these costs are mixed up or misinterpreted.

It is the first time I hear about the total of 15k € for house connection costs. Usually, 6-8k € is mentioned here.

But you are right: a distinction is made between development and connection costs. The latter is often called supply connection costs or internal development. The costs vary regionally and settle around ± 8000.
, if I remember correctly (in Tapatalk you unfortunately cannot scroll up while writing), added stormwater drainage. It doesn’t actually belong to it, but ... before you forget these costs, better name them here already ;)

so with us:

water 3000
electricity 1500
Telecom 400 (today I think 600)
material for wastewater and stormwater drainage 3000
costs for earthworks (labor costs) 5500
(gas 1500)

if you get rid of your rainwater nicely to the city, it becomes significantly cheaper. the huge own infiltration system cost several thousand euros for us. but it now withstands a millennium storm :)

Yes, that still exists. On each property, wastewater and rainwater/surface water drainage shafts have already been installed. Everyone had to pay 2500,- for them when purchasing the property, regardless of its size. This was on top of the price per square meter. However, these costs were not included in the real estate transfer tax.
Likewise, underground power cables and fiber optic cables for telecommunications were already laid on each property; they protrude from the shafts out of the ground. But these were included in the price.
