Improper fastening of the roof tiles – Your assessment

Had the same case last year during storm Eberhardt, 2 verge tiles were blown away. This then also created an attack point for tiles on the surface, causing a few to lift from the bond there as well. Fortunately, only the 2 missing tiles were forgotten to be screwed in.

Called the GU, who informed his roofer, 2 days later all verge tiles were checked again for screws and the damage was fixed. No discussion, no request for money.

That's how it should be, I think! Hopefully our builder is just as reasonable.

In conclusion, how it went: The case was investigated and acknowledged internally by the home builder. Now an appointment for rectification is being arranged. Scaffolding will be provided and the bargeboards will be inspected and secured. The local roofer who repaired the damage also confirmed that further remedial work is necessary. We can forward his invoice directly to the home builder; therefore, no costs will be incurred by us. This is how we wanted it.

Reporting the damage to the insurance is generally not wrong. The "new" roofer basically made an emergency repair after storm damage. Regardless of that, the roofing was obviously not done according to the manufacturer's specifications. This is to be reported to the home construction company as a defect and they should be demanded to fix it (if the insurance doesn’t pay, these costs are also to be charged to the builder).
At this point, I can only advise against a new craftsman. First, you’ll have the costs to bear, and second, the warranty will expire. Whether this will immediately become a full-blown legal dispute remains to be seen. Often, a letter from a lawyer is enough and things start to move.
