Oh yes, who says that?
What load-bearing capacity do the walls have? What can the floor slab withstand? How thick and deep is the foundation in the ground? How is the stiffening of the walls to prevent them from breaking outward when the pressure from above increases? Any steel beams known or just masonry? What kind of new ceiling is supposed to go on the garage or what supports the old one? How is the floor construction of the new room supposed to be?
I already talked to the structural engineer about it. It could be possible.
Have you already asked whether you are allowed to build on top of the garage or submitted a building inquiry?
I wanted to send these sketches to the architect this week, then I noticed it looks like rubbish.
Why not? You have windows to the outside... others would build a conservatory at the back. Accordingly, you can add a second office.
You wouldn't either, it stays, only with a staircase.
Only a clueless person suggested that at first... it wasn’t meant as a tip.
Well, just for a "bigger" office... Is it about storage space for file folders, a larger or second desk? I would tackle and optimize this point before shooting sparrows with cannons.
For example, you could add a bay window to the existing office. This would gain 4-6 sqm. You could extend the bay window to the front and side or both.
Or an extension that extends into the front garden? Then the facade also gains some tension.
If the airspace is that sacred, then the need is not high but more a wish. In case of doubt, you put a garden shed or even better, a mobile home in the garden. A new caravan is available from €12,000 with gas or electric heating, an older mobile home maybe for €30,000...
This has more charm than spending €50,000 on an ugly extension that hardly has more value than a small cubicle plus access (or rather minus, since the walk-in closet is sacrificed) plus a lot of remodeling work where the costs are basically thrown out more than invested.
It’s about sitting there for 8 hours a day, which is not possible in the small cubicle next to the entrance. Also, it’s too close to the living area, so it’s not possible to work properly with child and family around. Besides, I want a garden view from the office.
I don’t think the garden house idea is bad.
A boundary development might even be possible if I talk to the neighbor.
The current office would then become a walk-through additional dressing room.
