I wanted to inquire here about what others would say about these two solutions. Or if any other ideas come up.
It is the plot in the middle with a north orientation. Terrace in the south. Driveway from the north.
Thanks in advance....

Development plan/restrictions

Plot size: 500m²
Slope: no
Site occupancy ratio: 0.30
Floor area ratio: 0.60
Building window, building line and boundary: 14x14m
Edge development: yes garage
Number of parking spaces: 2
Number of floors: 2 full floors
Roof shape: gable roof 25 degrees
Style: modern single-family house
Orientation: north
Maximum heights/limits: Appendix

Client requirements

Style, roof shape, building type: as above
Basement, floors: no, 2
Number of people, age: 2 adults, 2 children (2.5 years, 1 year)
Space requirements on ground floor: living/dining, kitchen, office, WC, utility room Upper floor: bedroom, child room, child room 2, bathroom, children’s bathroom (each approx. 83m² / approx. 155m²)
Office: family use or home office? home office

Conservative or modern construction: modern
Open kitchen, kitchen island: open kitchen, island optional
Number of dining seats: 6 (plus reserve for guests)
Fireplace: optional
Balcony, roof terrace: terrace planned in the south
Garage, carport: garage with carport and storage room, right of the house.
Utility garden, greenhouse: no
Other wishes/special features/daily routine, also reasons why this or that should or should not be:
house dimensions are currently fixed: 11.18 x 9.16

House design
Who is the planner: doityourself (partly planner from the developer)
What do you particularly like? Why? open living area, arrangement of the rooms.
What do you not like? Why? not sure whether the utility room is sufficient, or whether the hallway is too tight.
Price estimate according to architect/planner: house approx. 320k-350k
Preferred heating technology: air-water heat pump

If you have to do without, on which details/extensions
-can you do without: children’s bathroom upper floor
-can you not do without: office, storage room

Why has the design become what it is now? E.g.
own ideas from us, planner & architect have been incorporated.
Which wishes were implemented by the architect?
A mix of many examples from various magazines...
What makes it particularly good or bad in your eyes?

What is the most important/fundamental question about the floor plan summarized in 130 characters?
We wanted to incorporate our wishes on two floors: GF: office, storage room UF: bedroom, child room, bathroom.
Enough space in the hallway for wardrobe. The children’s bathroom is not essential and can also be used as a storage room.
We are wondering which stair solution would be best.

Short questions:
- Why are the house width and length fixed? Can they still be changed if the floor area remains the same?
- Wouldn't it be nicer to place the living rooms completely by the terrace instead of the office?

A south-oriented site plan is confusing, and I do not understand the usage template: the height information within it is different from the one specifically in the building envelope of the plot, also the wall and ridge heights are usually maximum values and not range indications. I share the question why exactly these dimensions. Is it definitely a developer träger, i.e. a house with plot provider? – otherwise, but also as inspiration regarding similar yet tested floor plans, I recommend taking a look at Massivhaus Mittelrhein. You should actually be able to recognize the staircase situation yourselves as successful in the two-flight variant.

We can also go with a square shape. But so far, the design aimed to have more garden space.
There is also an idea to place the office in the northwest and then have the living/dining-kitchen area in the south. But so far, everything as a so-called corridor was option B.

A house could also be square... I'll take a look at Mittelrhein.. but many floor plans have already been reviewed anyway. A landing is often the better choice, that's true. Thanks!

So 11.18 x 9.16m are now rather randomly the numbers after the decimal point and not a standardized width measure from a prefabricated house supplier?
