How to place the house on the plot - tips requested :-)

Hello everyone,

our plot is 21 m wide and 35 m long and faces southeast.

Our house is going to be a Frisian house and measures 12.15 x 9 m. We are also planning a double carport from which one should be able to reach the utility room without getting wet. We are quite happy with the layout of our Frisian house; it is very well tailored to our personal needs now and also in the future.

Actually, we wanted to position the house with the Frisian gable facing the street and the carport next to it, but then there would only be a width of 5.85 m for the carport instead of 6 m. However, we could live with that. The building boundary line is 3 m between the street and the house as well as to the neighboring plots. But we wanted to leave 6 m of space to the street.

Our solar system (WW) would then have a southeast orientation.

This plan has been in place for weeks, and today, 3 weeks before the planning meeting with Team Massivhaus, we had the idea to rotate the house so that the side gable with the utility room, guest bath, and guest room would face the street and the Frisian gable would face the neighboring plot.

Advantages:
we would have more sun and light in our open kitchen and living room even in winter
the solar system would then have a southwest orientation (if I remember correctly, this is even better than southeast)
we could enjoy the evening sun on the terrace in the west
the garden wouldn’t be so square behind the house, but would be L-shaped around the house

Disadvantages:
our daughter's room window would then face northwest towards the street (but we could swap it with our bedroom, which would then face south)
the Frisian gable would then face the neighboring plot – which is currently undeveloped, but if a city villa were to be built there, the Frisian gable would basically no longer be visible from the street (this is the main reason why I am against it)

I am now receiving the images from Roomle. I have roughly sketched the idea with the gable facing the street, but the room layout is supposed to remain the same. North is at the top of the photo of the property. Sorry for the poor quality :cool:

For me, in a Frisian house, the third gable must face the street. I am indeed very open and creative, but if you choose such a house, then you have to swallow the toad. If the top of the plan is SE, then mirror the house and swap the kitchen and living room. That way, light will get into the place, and the kitchen will be by the terrace, where the salad comes from during the barbecue or the drinks from the fridge. Of course, the carport should also be placed in the darker corner and not where the sun sets in the evening. The guest room/bathroom also needs to be somewhat adjusted so that the wardrobe fits behind the guest room door.

Thank you for the food for thought, I need to think that over.

We planned the kitchen there (more towards the east) because especially on weekends we like to have sun during breakfast and in the kitchen.

We are flexible with the guest bathroom, it just needs to be sufficiently large, as it might eventually be the area for my brother-in-law. In the original floor plan, the bathroom is smaller because it has no shower. I am still hoping for suggestions from the architect.

Regarding the Frisian gable towards the street - I actually see it the same way. Otherwise, we could have left it out, or alternatively had a captain’s gable facing the garden. But from the beginning, we have been certain about the Frisian house.

You are expecting too much. Team Massiv is low budget, so there won’t really be much brainpower invested now.
