How to best finance €100,000 for house construction?

After separating from my wife, at 47 I want to start "fresh" and build a small house without many extras for myself. I have already purchased the plot of land and have an additional €60,000 as equity. According to my calculations, I am still missing between €90,000 - €100,000. After paying alimony, about €2,000 net remains for me at the end of the month. I have looked at the loan from the KfW. €100,000 minus a 5 percent repayment subsidy when buying a KFW 55 house. Maybe I want to save the extra cost for an energy consultant and ventilation system – and then choose conventional financing. What do you think – as the sole borrower, could I have trouble with the bank given my income? Best regards Ralf

Oh, by the way - the monthly installment should be higher than 700€. Early repayment is rather unlikely..

Test your house bank. 15 years fixed, 700 installment. After 180 months, it should be pretty much paid off. They pay attention to the following. Value of the property, their security. Income and installment amount must fit, past, so a clean Schufa would be good. It should probably work.

Alternative to KFW 153 and house bank... KFW 124. The rest has basically already been said.

60,000 equity and 100,000 loan. Do I understand correctly that you want to build a house for 160,000?

Honestly?
With any good bank you get better conditions than currently with KfW including the €5,000 subsidy.
And you don’t necessarily have to achieve KfW 55.

KfW has now sharply increased the interest rates twice in a row and realistically makes no sense.
