Nice equity. But 200-230 m² will probably cost you over 500k including additional costs. Especially if it’s going to be an architect-designed house. The market is going completely crazy (especially craftsmen) :) Just don’t let anyone fool you... talk to people who are currently building a custom-designed architect house of that size. Even here in the forum, I don’t know anyone currently building an AFFORDABLE architect-designed house :)

Hello and thank you for the answers.

500k would be quite a lot. If we were building with a basement, I could imagine that, but without that much?
How much could be saved on the windows? We have an acquaintance who is a window manufacturer and could do that relatively cheaply.
We would also do most of the exterior work ourselves. A simple terrace and lawn would be enough for us.

Would the financing be feasible with the above cost estimates?
I mean, for security, we still have a condominium that has an estimated value of at least 400k,
with a rising tendency. Would the bank recognize that as collateral and therefore be more likely to approve the financing?

Oh, the rate should not exceed 1500 per month.
It is expected that at least another 100k will come in through inheritances in the next 1-2 years, which we could use for the [Sondertilgung].

You don't plan with an inheritance. If it comes, great, if not, that's okay too...

With a loan of 440,000 EURO, you could manage with 1,500 EURO. But it also depends on the amount of your repayment and the desired term of your loan.

In itself, a nice financing arrangement. I find it difficult when, with such amounts, thousands of euros are to be saved on [Außenanlagen] and [Fenstern]. Somehow it doesn't fit.

Thousands of euros certainly won't be saved there.

Just as an example. We are starting to build next year. We have a few trades in our close circle of friends. We obtained several offers per trade and the offers from our acquaintances are usually 20-25% cheaper than the rest. There is definitely saving potential.
