Nope. They both earn about €100k gross per year, which is too much for that. The NRW.Bank is out.

Housing promotion NRW becomes tight in income group B at that income level. You would have to have exorbitant advertising expenses or a person in need of care in the household.

I would advise you to make a household budget for the future, that is, in the potential house.

The operating costs per m2 are about 4 euros per m2 = 560 euros
Then reserves for maintenance of at least 1 euro per m2 = 140 euros
Children get more expensive the older they get (clubs, school supplies, etc.)

And then check again what remains for the possible repayment.

I see it differently. With €5,000 net per month for two, that results in a gross annual salary of just under €90k. With this income, one is very likely still just eligible for funding. If I were you, I would definitely try it. Possibly the income limits will be raised in 2024, just wait and see when the new funding conditions are announced in February.

Try using a gross-net calculator with the net incomes of both and tax classes 3/5. And please don't forget the company car. Then it will be 100k euros (minus advertising costs).

We submitted our application with two children and a net income of 4500 (tax class 4/4) and were a few hundred euros below the limit. No company car and increased advertising expenses of over 5000 euros. It only worked because of the increased advertising expenses.

But yes, the income limits could increase. And since the guidelines should be coming very soon, it is worth waiting and having the whole thing calculated by the authority.
