Financing a single-family house with land subdivision - risk or opportunity?

This is to be filled up so that an even surface "a" will be created up to the end of the garage. Yes and yes Thank you for the tips; the advantages of a semi-detached house are obvious. We need to review again with the consultant/architect and the development plan.

I had understood that the garages are "below" the ground floor, so basically in the basement/cellar.

Basically, your exact situation is realized with me in the (eingemeindeten) village. A plot of land, actually nice for a single-family house or a semi-detached house... apparently too expensive for one... now there are two single-family houses on it, exactly with such a narrow strip in the middle. One has even added a single-story extension. In my opinion, the area is hardly usable. You would definitely have gotten more out of the plot with a semi-detached house. Whether that was not allowed, I do not know.

I also think that the houses become very narrow as drawn. For me, it is 7m and that is already really tight (inside remains 6.25m). You really have to be careful with the floor plan so that you don’t end up with a bunch of corridors instead of rooms.

There are dozens of examples of 6 m wide semi-detached houses/[RH], but if more can be done, I would definitely prefer that.

Uh, does the development plan even remotely allow such massive overbuilding? Dividing the property does not double the floor area ratio/plot ratio.

The Stuttgart city council is in favor of the most brutally possible systematic densification. So where there is a will (and preferably no development plan) there is a way...
