How expensive can the construction project become at most?

Good day everyone,

I have registered here in the forum since today and need your advice for the following situation:

Time of the construction project: approx. spring 2023

Financial situation:

Me: employee in administrative service approx. €1,780 net (tendency rising)
Wife: educator approx. €1,600 net
Rental income: approx. €640
Existing properties: 3 condominiums (two rented out and one self-occupied)
Equity at the time of construction:
approx. €150,000 from the sale of the self-occupied condominium plus further €50,000 reserves for safety.

Our ideas about the home:

Since my wife and I are not having children of our own, the house should not be too big. We thought a maximum of 130 square meters.

As a type of construction, we considered a turnkey bungalow-style house on a not too large plot.

So far, we have looked at the following providers:

Rensch-Haus as well as Bien-Zenker

Does anyone have further suggestions and can roughly tell me what we should expect in terms of price for such a house?

Maybe I should have stated that the prices refer to today. I certainly assume that within the time frame a certain upward correction will become apparent.

if you only want to build in 6 years, then I wouldn't start thinking about a house builder now, especially since you don't even own a plot of land yet. Who knows what plots and houses will cost in 6 years or what your financial situation will be like by then, you still have some time.

Under these conditions, I would try to build freely with an architect. You could use the next few years to
- find a plot of land,
- specify your wishes,
- find suitable architects,
- save a bit more money.

Hello Chris, here in the forum we currently calculate with a price per m² of 1800 - 2000 Eus. For a bungalow, I wouldn’t look at the lower limit, because the roof usually costs more. So let's take the golden middle: 130m² x 1900 = 247K Euros. In 6 years, of course, it could be completely different.

In any case, if I were you, I would already start looking for a plot of land. It is best to buy this separately from the house construction to save taxes.
