That’s not knickknack at all. Smart home can maybe wait a bit, but the wiring for it cannot. A star wiring to all lamps, switches, doors, etc. with power + data bus is definitely not something you just do afterward.
I’m thinking long-term; for example, I don't want to be tied to the fluctuating prices of gas for heating, and besides, I find it outdated to burn things. When it comes to renewable energies, I find photovoltaic systems great, and I have since my school days. Considering the electricity prices here in Germany right now and climate change, I think it’s simply crazy to still build houses without photovoltaic systems. Especially since the modules pay for themselves. My father has had modules on the roof for 15 years that have been making a profit every month for about 5 years now; before that, they paid off their loan installments themselves. They still run like on the first day, never needed maintenance or repairs. Meanwhile, module prices have dropped significantly and efficiency has increased.
The same goes for cars. I once drove a Tesla, and since then I consider my gasoline car a junk machine. I will keep driving the old one as long as it is financially feasible; after that, I’m getting an electric car, no more new combustion engines for me. Accordingly, I naturally want a charging option at the house. And since we are getting hotter summers due to climate change, I also want a way to cool down. I didn’t find the 35°C in the house this year very funny, and who knows what the next 50 years that I want to live in the house will be like.


It doesn’t have to be exactly now, but at 29 you want to slowly move out and live alone. And renting is really not my thing at all. I grew up in a house and got used to the freedom to play loud music anytime, lie in the garden with the cat, or just climb up on the roof. In addition, I consider renting as money thrown away. I’d rather put every euro into my own property and not into someone else’s.

Your way of thinking will make eyes light up in the construction industry. Because you want to build a) generously b) modern and c) high-quality. That leads to considerable prices (in the form of "That costs a lot!") and will not be realizable within your budget wish. Maybe you should start with a small "shabby" property that you bring up to a level you like little by little. Alternatively, a modern condominium is also an option. The prices mentioned in other posts are a first practical guideline for you, not from a catalog (there you would find prices from OKBP, without incidental building costs, max. 3 sockets per room, gas boiler, without floor coverings/painting work, etc.).

That is your opinion, but basically it is just more expensive gimmicky stuff. I myself invested a bit more in electrical work, but if I hadn’t had the extra money, I would have cut it out. It’s not a must-have. Electricity prices fluctuate too. I agree with you, but it’s not advisable for the wallet. And nobody knows what it will look like in 15-20 years. And only then does such a system pay off. The modules paying for themselves is wrong. Your father did everything right, but there have been some changes in recent years and it’s not as attractive as 15 years ago. The charging option is one of the cheapest things on your wishlist. I didn’t experience 35 degrees in the house at any of my friends’ houses who have recently built. They simply ventilated properly. In the evenings it was always comfortable except for a few days. That’s nice, but if you want to get out into the real world, you have to pay what is demanded. And at the moment, that’s different sums than what is being made to appear. Have you dealt with costs after building a house? There are plenty of rent/buy discussions here. From what I gather, it’s certainly more comfortable if the house belongs to you, but financially you’re better off with rent and corresponding investment opportunities with the rest of the money. By the way, I’m impressed that you’re so committed to the environment – even if not all that glitters is gold. Electric cars have plenty of downsides. But these things are not standard, and the companies all charge well for them. The fact is, you need more money for your wishes or you have to make compromises.
