I find the window design a bit busy, but that is a matter of taste. Personally, I would use more floor-to-ceiling windows if that makes sense for the rooms and the view. That lets more light in. The bay window would not be my preference aesthetically, but with the staircase it makes sense.

For my taste, I would divide the rooms so that there is a complete apartment with bedroom, bathroom, living room, and kitchen both downstairs and upstairs. For this, I would do without the guest WC and accommodate the pantry/storage room in the basement. I would position the staircase differently (close to the entrance). This reduces the amount of stair climbing and would allow for renting out a floor at some point.

Absolutely not! The windows were just thrown in there. I mean, it could surely be worse, but not by much!
