How can one find out if a house construction is too expensive?

Hello everyone,

we are dealing with the topic of building a new house for the first time. Currently, we have a provider who would only sell us the plot and the house together. The house is freely customizable, the price of the plot is known.

Are these house prices negotiable or do you just rely on the seller? The seller says that we can gladly discuss over 3,000 euros, but the house with the plot costs over 300,000 euros.

We have talked about ceramic and fittings prices, the price per square meter of tiles and flooring as well as for the enclosed space. How do I know now if the provider is trying to rip me off?

Sorry if the above questions sound very naive, but we really have no idea.

Hello Stefan,


No and no :-) A fair amount of trust should be present; so you should know – based on the BB, conversations with builders in new development areas, or searches here on the HBF – what you get for your money!


This number doesn’t sound like much investment at first; where is the land located and what is to be built? If it is a reputable seller/provider, this statement is quite accurate, as building volumes are calculated and not estimated prices given.

Nice hint :confused:, but how do I search here on the HBF (Hausbau-Forum?) for a price per square meter of enclosed space in euros? The tile prices are certainly not what I am getting at. The land is also calculable separately.



300,000 is already a big investment for me. The plot is in Krefeld, city center, and a two-story house in Bauhaus style with about 120 m² is to be built.

I believe you gladly, EUR 300,000 is a lot of money for most builders. Only - NRW, especially the Rhineland, is my area and Krefeld, plus city center and Bauhaus - that usually does not work for EUR 300,000; unless we are talking about something "more" than a closed shell. There is a big catch somewhere here and this catch, in my opinion, will not be found in tile or sanitary object prices!

Hello construction expert,

I just visited your profile and found, among other things, the note "Prüfung und Bewertung von Bauunterlagen privater Bauherren". Does that mean you would review and evaluate the offer I receive from my seller for a fee? (So could I throw money at a problem instead of becoming knowledgeable myself?) What would something like that cost?

Otherwise, I am currently studying your posts to find something with which I can assess the construction price.

What the construction expert already said sounds like "caution."
If you subtract the land, at around land prices of 200€/sqm, about 210,000€ remain for the house.
I think especially with these predatory providers, caution is advised, because in many cases they can simply do anything as long as there are no alternative plots of land.
What is interesting for you is what is not included in the contractor’s services and that you have to pay the property transfer tax on the total amount (house + land).

You can get good tiles yourself, and you can also possibly hire a tiler yourself. I wouldn’t base my decision on things like that.

The statement that over 3000€ can be negotiated is pure mockery... you can negotiate significantly more.
