House with 100% own effort

Hello everyone,

so at the moment I am considering either buying a house in need of renovation or building completely new for the near/mid future. It’s kind of a "dream project". We don’t need to move in immediately, it doesn’t have to be one of those houses you can move into after 4 weeks.

What we don’t need/want:
- luxury designer architecture
- exotic building materials

What we would like:
- solid construction
- good insulation values
- about 100 to 120 sqm
- basement
- 100% self-built (a leisure project, so to speak)
- 100% own use, no renting or selling

So now comes the part where most of you will probably laugh. It should be realized for under 20,000 Euros.

There is a kind of social house for under 10,000 Euros, but that’s not really something I could get my wife into.

Of course, the budget doesn’t include an architect or the mandatory inspections (electricity, water, gas). Those costs can be added on top of the 20,000. So the 20,000 is strictly the concrete number for the house itself.

Do you have any suggestions? US houses are quite cheap to build… but also unstable… I am not a fan of lightweight construction.

Would it be possible to build the exterior walls solid (brick, Ytong?) and then do the interior with lightweight construction (except for the load-bearing walls)? The division of rooms should be fairly even (2 children's rooms, 1 for parents, living-dining area, etc.)

So now go ahead and criticize me and throw little bites at my feet. Criticism is of course welcome as long as it’s not just a blanket “that won’t work”…

Nope, doesn’t work. Think, for example, about [Grundstück] and [Energieeinsparverordnung]. Also material costs. Or is this a joke question?

No. Not a joke question. I don't mean land with the question either. I'm only talking about material costs (There are also really cheap plots of land towards the east and since I'm very flexible with work, I don't care where I live. I just need internet) By the way, precisely because of the energy saving regulations, soundproofing, and all the DIN standards, I'm asking early. So I DON'T fall flat on my face and get surprised. The motto is to get informed early beforehand ;p

When we had spent the first 20,000 euros, no groundbreaking had been done yet.

A garden house with 10.0 or 12.0 m² should be possible. A residential house never. Have you ever fundamentally thought about what the individual building materials (windows, stones, concrete, ceilings, bricks) cost? Edit: toxi, do you still have some popcorn left?

Sorry, still lying under the table laughing and can't reach the popcorn anymore.

Such a mobile home by the Dutch sea might be possible. Then maybe there will also be 30 or 40 sqm.
