House too expensive, please share your opinions

It ultimately doesn’t matter in what condition the existing building is; in the sale and description, the only goal can be demolition or complete renovation. I’m already used to quite a bit from prospective buyer conversations ... I did not expect you to also strike the chord of "stinginess is cool." What exactly does the OP expect from a house + land for a sale price of 79,000 euros? That a little paint will fix it?:confused:

Nowadays everything has to be cheap but have qualities that hardly anyone is willing to pay for. The church must be kept in the village. The attitude frequently encountered nowadays in sales negotiations has medium-term effects on all other areas of life; it is already present in many parts. Or do you want to tell me that your clients don’t ask you if it can’t be done “a little cheaper”?

Hello,

this has nothing to do with stinginess if I cannot afford a house for 200,000 euros. I can only spend what I have.
It also always depends on the federal state and the area, how high the price is.
As already mentioned earlier, I have viewed houses here that were top quality and priced between 59,000 and 80,000 euros.

Yes, in a certain sense it does; you obviously lack the means and want to get the best possible out of what you have; so far so good and right. But – building a house these days costs a lot of money; in the East as well as in the other directions. If owning your own house is not feasible, not even renovating an existing property, then it just remains an apartment for rent. I personally don’t find that tragic, because there must also be tenants – who, by the way, have far less worries than homeowners ;)


Due to my profession, I know the cost differences in the old federal states quite well; through my side business even those of the East increasingly better. I am not aware of any case where a used house + land + top quality (in my opinion a contradiction in itself) in the East could be bought at the selling price you mentioned; unless you are talking about foreclosures or having insider connections.

Just for comparison, there is a house standing empty here in town, 140 sqm living space, 1300 sqm garden, fully renovated, remodeled, 2 new bathrooms, insulated, new heating, garage, basement, etc. for a purchase price of 100,000 euros.
(too big in terms of living space and too expensive for us)
But what I mean is: here a move-in ready house for 100,000 euros and there a fixer-upper for 79,000 euros?:confused:
By the way, the owner and the agent didn’t say or write a word about renovation or demolition, not even a mention of remodeling. They acted as if we could move in next week.

Well, it doesn’t matter now, we keep looking, eventually there will be a small quality house for a small budget here.

As you describe the repair backlog, the costs for a total renovation are enormous. Additional costs of around €200,000 and more can arise here. Contact a very good and independent energy consultant and architect. They can provide you with precise information. In general, the saying applies: "If you have no worries, then buy an old house"!
The question of your income and expenses also arises in order to create a detailed financial plan and financing options.

But I have really seen houses at this price, no foreclosures. Our rental apartment doesn't bother us either, we have now saved 80,000 euros (there is other credit for emergencies) and are now looking for something in this price range. My husband is a craftsman, some of his friends are too, we would also do some work ourselves. I was probably just so shocked the day before yesterday because the inside of the house was really bad, you wouldn't have thought so from the outside and were then disappointed. Well, no hard feelings, we continue searching.
