House planning - Questions about building plan and construction costs

Hello,
I have been working on house planning for a whole two days. I am thinking of a bungalow and have created a very provisional floor plan using Word. Several questions arise immediately, about which I would like your opinion (land is available)... Maybe I can say goodbye to the first considerations right away...
1. Is it possible to build a turnkey house for a total price of about 250,000 euros (or can it be even cheaper)?
2. Has anyone ever used a flat roof as a walkable terrace – is that structurally difficult and expensive?
3. I would prefer an internal staircase (spiral staircase) that leads from inside the house to the roof – is that possible.

Basement:
- Office (rarely used)
- Storage room
- Energy supply room

If you are already the proud owner of a plot of land, you should first check the legal conditions. Are you allowed to build a bungalow? What size (built-up area, including sealed terraces) are you allowed to build? Are there any other regulations you must comply with? Next, you need to know the dimensions of the plot and its location so that you get an idea of how and where you can place your dream house on your property. Only then can you reasonably discuss a floor plan. Do you have your kitchen and living room oriented to the northeast? That makes no sense. The hallway will feel like a hospital. Where does one enter? A toilet with 1.5 sqm is a bit small – there should be a washbasin in there too, right?! Look at your plot and what you can / are allowed to build. Only then does it make sense to draw plans. After that, you can talk about prices / costs.

Also for the price estimate, it is not wrong to know WHERE the whole thing will be built. You should also mention other details. Standard energy saving ordinance or KF70/55/40 etc. whether garage or carport, etc...

I think, on the topic of intelligent floor plans: just google it... This one is far from a sensible arrangement of rooms. Hallway too big and without windows... is the spiral staircase supposed to go up here? In a bungalow, no room needs to be without windows. Skylights result in expensive construction costs that are not necessary. Many things are possible, but not with a minimal standard budget that is available or targeted. Spiral staircases are simply an obstacle and not really walkable. They look stylish... but do people really use them? Maybe with a tray and so on, so you don’t have to get thirsty up there. Do people use a roof terrace even though they have to water the lawn downstairs? With stairs and glass dormer, a roof terrace probably costs around 20,000 in total, if not more?!

I think the original poster was inspired by the combination of extensive green roofing and a roof terrace. From my experience, no one goes to the roof terrace if they have a garden available ;)


This "toy" of a stair is not that expensive; the extensive green roofing isn’t either, since a lot of lightweight soil is possible here. For the glass dormer there is a "range". Of course, the possibility of walking on the flat roof must be calculated and designed accordingly. In a mid-price range—regarding equipment—and as small as I suspect it to be based on the graphic—the original poster should get by with approx. 20,000 euros including stainless steel railing ... with lightweight soil.

The primary question should be: "Does the municipality allow a walkable roof and/or green roofing?"

Hi, I would also reconsider the roof terrace. If you have a garden, you don’t hang out up there. Unless you have to escape - from the family? ;) Otherwise, you can get a good rough estimate for the house price (without all the frills) by multiplying the floor area by €1500 (very different regionally!). So you could just about manage with the budget if you also consider the additional expenses. For the floor plan, just google "bungalow grundriss" images. There are so many examples.
