Hello,
after some consideration, I don’t think your idea of about 10 sqm more and therefore somewhat more open is wrong. Exterior dimensions are 9.45 x 8.85.

The shower on the ground floor is based on the second option to have an alternative for guests and children. I don’t think that’s a good argument!

The arrangement of rooms on the upper floor will also be different (proposal by kaho674).

I am also not yet satisfied with the furnishing in the living room regarding the couch, TV, and dining table.

Thanks for the frank words, it really is better to have lots of brainpower look over plans here in the forum.

Ok, the area is not that small after all. But maybe a bit small for a dressing room, a second shower, and an open-plan kitchen living area. I also like kaho’s suggestions, but rather the first option with the sloped ceilings. It feels a bit less boxy, and you can possibly place wardrobes on the walls behind the doors in the children’s rooms. I personally find wardrobe niches very practical. We have nice large wardrobe niches everywhere except in the bathroom, as the layout just didn’t allow for that. Therefore, I would advise you to take kaho’s floor plans and think about how you would arrange the bathroom there. That wasn’t easy for us at all, and we still haven’t found a perfect solution for it.

Hello,

based on your suggestions, I have commissioned the architect to make some changes. I incorporated kaho’s proposal (room layout on the upper floor) and Stefanc84’s suggestion (a bit larger). The result is the following new plans. I already like them better than the previous ones!

Of course, for example, the furnishing in the living/dining room is still not good; the shower in the guest WC will probably be removed (it’s way too tight like this); the bedroom is now very large (~17 m2 plus walk-in closet 7 m2), but I don’t see any other way to optimize this further (or do you?). The roof is now also rotated, with plenty of daylight until evening for the children’s rooms.

I somehow find it really cozy. I like it anyway.

Ok, a few little things. The shower downstairs has to go. There's just too little space for it. But that's ok. Nobody would use it anyway if it's that tight.

And upstairs in the bathroom, you run into the shower when you come in. Here I would consider whether the open space is worth it. Maybe it's better to scrap that and put the bathroom door there and the shower behind the door. Difficult decision – the bathroom planners will have to show what's possible.

I also really like the big bedroom. TV on the wall – perfect getaway room if you ever have a fight. ;)

The side entrance to the utility room is not optimal from my point of view? One would have to always go through the living room, right?

Yes, the question is whether a door should be added under the stairs. Especially also because of doing laundry.
