Hello,
we have bought a fully developed plot from the municipality. I have already had it surveyed. The plot is sloped, dropping steeply at the lower right corner. After much consideration, I have identified two locations for the house (approx. 70m^2 floor area with basement, not yet finally planned) with different advantages and disadvantages. Maybe you can help me decide between the two options. The focus is especially on the expected costs for the site or earthworks for the two variants.
Variant 1: The house stands at the upper corner of the plot, basement fully underground. Here, about 4.5m of slope at the lower right corner must be retained.
Advantage: The house stands high, so the view over the valley is probably nicer, south-facing garden (is that an advantage?)
Disadvantage: In my opinion, an unsightly corner at the lower right corner, the steep embankment is probably quite complex to construct and maintain.
Variant 2: The house stands at the lower right corner. Here, the house and the hillside garage retain a large part of the terrain. Remaining retaining measures are then moderate in height.
Advantage: Looks more adapted to the terrain, no unnaturally high support measures. Large courtyard on the eaves side.
Bebauungsplan/Einschränkungen
Plot size: 625 m^2
Slope: yes, steeply sloping at the lower right corner, see height plan
Floor area ratio 0.4
Gross floor area ratio 0.8
Building window, building line and boundary: see attachment
Number of parking spaces: 2
Number of floors: 2
Roof shape: gable
Maximum heights/limits: eaves height 4.5. Reference point is not 100% clear to me, see excerpt from development plan
Further requirements: retaining walls max 1.2 m above natural terrain
Requirements of the builders
Basement, floors: fully basement
Number of people, age: 2 adults, 2 children (2 and 3 years)
Space requirements on ground floor, upper floor: office and hobby room no matter where
Office: home office for the woman, possibly private office for the man
Guest sleepers per year: rare
Open or closed architecture: rather open
House design
Who is the planner: terrain by me created with freeware, floor plan draft by general contractor, although this is not necessarily the focus of my thread
Price estimate according to architect/planner: approx. 460,000 (SF)
Personal price limit for the house, incl. equipment: 500,000
Preferred heating technology:
As mentioned, in the first step I want to find the best place for the house taking into account site costs and other factors. Accordingly, it results in either an eaves entrance or gable entrance.
I would be grateful if you could give me assessments of the variants, maybe someone has a third idea?
Thanks and best regards,
Kris
