House placement - narrow - long plot

Hello everyone,

I am completely new here in the forum and just starting with the house planning.

We have a plot in Bavaria without a development plan. Therefore, we are relatively free in positioning the house.

The plot is 54 m long as shown in the site plan, but "only" 19.5 m wide.

Our idea was to push the garage + house all the way to the east (while maintaining the 3 m distance areas), so that we have a large garden in the west. We also pushed the house and garage all the way to the north (distance area 3 m).

The house will have a footprint of approximately 12x10 m. Thus, minus the distance area in the north, there are still 6.5 m left. For the terrace in the south, we would also allow 3 m. That would leave us with 3.5 m remaining towards the street. In our opinion, that already feels "very little," since the plot is actually quite large. Do you have other ideas regarding the positioning of the house? Thanks in advance for your ideas :)

The plot slopes steeply towards the north (2.5 m) and slightly slopes towards the west (1.5 m height difference).

That is not true that you can do whatever you want. The house must conform to the development of the surroundings. If there is a conceptual building line recognizable through the houses, it may be that you have to conform to it. Apart from that: Why don't you place the terrace in the west? I will consider the planned garage as boundary development.

Many details are missing to answer the questions. Go to the Bayernatlas and determine the elevations on the property. With your information, one can hardly do anything. It’s best if you show us the property with the location in the Bayernatlas. Then I can gladly do it for you. Positioning on the slope is rather not as easy as you imagine. Where are the utility connections planned?

If it is to be accessed from the bottom of the plan, I already find this wording inappropriate – I would rather speak of only 19.5 meters depth, but it is a comfortable 54 meters wide. Why do you represent the dimensions of the building placeholders so distorted?

For the placement on the property, the neighboring buildings and possibly the view to the north are also important.

Will something else come from you here?

I can imagine a nice central placement and a surrounding terrace. A south-facing orientation then at first glance has the terrace to the east, south, and west – perfect for sun worshippers. In the west, I sit in the evening at sunset with a glass of wine. If you don't feel like sun during the day, you move to the east side as soon as the sun has moved far enough. The garage then not directly attached to the house. There would be enough options for that.
