Hello community, here is my first topic. I have already planned a floor plan, it is practical, but it still needs some refinement in terms of aesthetics.
now my questions to you.

where can improvements be made
is this house feasible for about 260,000€ (solid house, normal insulation, slate roof, floor coverings tiles and parquet in the living room area.
The property is owned and has a slope of 1m over 15m lengthwise (from left to right)
in the drawing below is south

Thank you

Hello,

although I am an absolute layperson, I still wanted to share my opinion on this. As it looks, you enter the house from the basement, right? So the wardrobe would be located in the basement, since there is no space for it on the ground floor. It would bother me that you get hit in the face by the living room door when you walk from the sofa to the kitchen and someone is just entering the living room. From the dining table you have the bathroom right next door, which I also find unfortunate; I would rather place it at the entrance. The bathroom is also exactly on the south side, the living room would be better located there (brighter). On the upper floor, you again get the door in your face when you want to go to the bathroom and the WC door opens. The terrace can only be reached through the bedroom; if there are children, this should be solved differently. Such a long, narrow corridor with a small window facing north will also be pitch dark. Maybe you like this floor plan, but in your place, I would think it over again. Surely a professional will also write something about it :).

Best regards Sabine

If the 260k€ is supposed to include additional construction costs, then it certainly won’t work.
Even without additional construction costs, at this size, with this equipment (2 half flights of stairs, 2 bathrooms and 2 guest WCs, fireplace, parquet) including basement, balconies, gables, elaborate roof, etc., it is certainly not feasible. (my opinion as a layman)

About the floor plan itself:
- 80cm guest toilets are too narrow.
- do you really need 4 toilets?
- bedroom closets probably won’t work
- where will the wardrobe go?
- why 2 doors between the stairwell and living room, but none to the sleeping area?

Thank you for the answers
the 4 toilets because I want one in the basement (which is the ground floor) for the office and office guests, one in the living area and one in the sleeping area, the 4th should be the children's toilet.
@Musketier additional construction costs
the wardrobe should be the hallway on the upper floor and should go there as well
I suspected that the 80 cm guest toilet is too narrow so they have to be bigger.
you're right about the living room having 2 doors but none upstairs is lame, right?
I thought that way the children can always go up and down outside the apartment.

Hello,

No.

The house including the basement should cost approximately EUR 354k according to the Energy Saving Ordinance; plus
additional foundation costs: 8
painting work: EUR 10-12k (woodchip wallpaper)
ancillary construction costs: EUR 30k
reserve for extras: EUR 10k

Total investment thus about EUR 414k, plus costs for additional insulation/technology beyond the Energy Saving Ordinance - for example heat pump or photovoltaic.

Kind regards
