House financing through SAB

I am of the opinion, based on everything I have read, that the bank (whether SAB or XYZ) will not provide financing as long as or if my wife is on parental leave, or are there other experiences/opinions here?

When we applied for financing, my wife was still on parental leave. Our total income was/is also lower than yours. However, the plot of land was already paid for.

It gets worse. The dwarfs outgrow their shoes so fast – it will make you dizzy. I have stopped asking when my wife tells me the children need new shoes. Is that called resignation?

You give me/us courage. I think I will just talk openly with the SAB and see what they say, although that only makes sense once everything is final.

Our goal would also be to secure the land beforehand, but we'll see. I will certainly open another topic at the appropriate time.

I was given the tip by an acquaintance to inquire with the SAB regarding financing, which I have now indirectly done through a financial service provider.

Briefly about the conditions I provided.

1. Production costs including own contributions €250,000
2. Land purchase price €70,000
3. Outdoor facilities (in my case rather purchase - incidental costs) €30,000
4. Real estate transfer tax (3.5%) €2,450
5. Notary fee (2%) €1,400
€353,850

6. Equity capital €43,850

I now have the following offer.

1. First component is always KfW loan (124)
€50,000 at 0.25% (p.a.) fixed for 10 years - residual debt €37,175.84

2. Second component additional funding for one child - annuity loan
€75,000 at 0.65% (p.a.) fixed for 25 years - full repayment

3. Third component annuity loan over
€185,000 at 1.41% (p.a.) fixed for 10 years - residual debt €145,309.13

Hello, I just read your financing plan and find it very interesting regarding the conditions. Does anyone know if there is something like this for Mecklenburg-Western Pomerania? The SAB is only for Saxony.
