Sorry, but the household income is far too low for a new build, whether 90, 100, or 120m2. Apart from that, it would be at least a 105% financing, which (as far as I know) no bank currently agrees to anyway.

I have a bit more income and have financed a bit more and can tell you that it is only possible if you bring a lot of own effort into the financing. We have about €45,000 in labor costs as own effort. The downside is that you invest a lot of time in the construction.

KfW 40 is somewhat more efficient than KfW 55. With the wrong occupants or "optimistically calculated," it can also be worse. But it is more expensive. You have to calculate whether the KfW loan is really that worthwhile. Inefficient houses no longer exist today.
