House design - Your opinion is requested...

So, I really like the design. Only the fact that the children's rooms have their windows facing east seems problematic to me. When homework is done after school, there is no more sun.

From my point of view, it is not too cramped (considering that the niches are also intended for a specific use - I have also received that criticism). I find the utility room large enough. The door to the dressing room has already been mentioned. I would also plan one from the vestibule to the garage. The wall at the WC always remains a mystery to me - our habits are probably different here.

You can implement beautiful things that we couldn’t do due to space constraints: double garage, vestibule, straight staircase. I don’t find a lot of hallway space to be a problem, as long as the room sizes do not suffer. We had to minimize the hallway areas.

I would swap the bathroom and sleeping area with Child 1 and Child 2. It could also be advantageous in terms of drainage.

... the children's rooms are rather in the west. And why should swapping the rooms simplify the bathroom drainage? The bathroom is currently located above the utility room.

However, I would also place the door between the vestibule and garage rather than the door between the garage and technical room.

I like the design more and more each time. However, these negative plans are not good either – different is not always better ;)

Regarding the stair nosing: the first step at the bottom becomes a trap because it is not embedded.

If there are "straightenings" with wall cabinets in the WF, the room looks more harmonious, true. What personally bothers me, however, is that the living room, which is supposed to provide relaxation or retreat, becomes a passage room here. The area under the stairs (at the bottom of the plan) is actually just a passage to the kitchen and cannot be furnished without creating obstacles toward the kitchen. Even the straight staircase, praised by others, seems walled in here, creating a stair tunnel. These are interesting from a design perspective in magazines, but do you really want to create such a tunnel? I would definitely swap the kitchen and living room and leave out the WF door :) Some modeling will of course be necessary then...

As for the first step, I am curious about your assessment. We also intentionally did it that way, but since we do not live in the house yet, I cannot say if one constantly stumbles over it. I would actually be the type to do so. :)

I also consider myself among those who praised the "straight staircase praised by others." I only said that we would have liked to have a straight staircase as well, but we could not implement it (mainly because we have a basement). However, I agree with the argument about the tunnel; combined with a gallery/open space, it comes across very differently but that does not seem possible here.
