and how do you want to define "ticks"? For me, it is obtaining financing by deception. The broker doesn’t care, he just collects his commission! And you won’t get any written instructions from him! I would look for a bank that wants to finance the desired arrangement.

If I were you, I would change the broker. Usually, it is they who demand such strange arrangements from banks. No idea why, but the bank couldn’t care less whether it is a two-family or single-family house. You make a sublease agreement with your girlfriend/wife and possibly they also want to see her payslips. So prove that she can bring the "rent" and that’s that!
