House construction financing - honest and direct answers wanted!

Hello everyone,

I want to solve and I am buying a ...house...

Joking aside! The children are already here—further ones are only conditionally planned! The parents-in-law will come only after 5-6 years—for them, this is their old-age provision being planned here (instead of a condominium); they still want to work until the end and then move to the "paradisiacal" Münsterland > which I understand very well. Because of the close family ties, they asked us to make it possible this way.

The bungalow has 175 sqm, a flat roof, and will be equipped with photovoltaics (the last go-ahead from the town hall is still pending here—it has already been signaled, but I want that in writing!). The outbuilding therefore serves only as an age-appropriate residence with direct contact to the children, ergo 50 sqm are desired!

The inheritance is not planned; it is in the background as a possible add-on/back-up: parents-in-law’s house (semi-detached house with 500/130 sqm from 1995 under restriction and city villa with 1200/325 sqm 1910 downtown location rented condominium 120 new construction 201, rented commercial property (restriction, monthly 3,200 EU) under restriction on the other side).

There is statutory special repayment after 10 years, right?!

We have experienced that especially with high equity and high income, the house banks and those aspiring to become one offer SIGNIFICANTLY better conditions than the independent credit brokers. The magic word is "special conditions," how often I have heard that in the credit "negotiations."

I would make sure that you finance in such a way that you have secured the interest rates until the end of your loan term and do not give me the stress of having to expect special repayments today.

Hello everyone,
I wanted to clear this up:

The parents-in-law did not move in with us, and we did not build a bungalow either – building a house is like a roller coaster ride.

The financing worked out so far, but it ended up being more expensive because, of course, you don't want to save money when building a house...
We now have 205 sqm on a 544 sqm plot right by the field. It turned out nicely, and we moved in at the end of 2018 – the four of us.

Definitely paying less rent than before, interest fixed for 20 years Thanks - of course you always find details you could have done differently, but that's probably normal
