Hello, I have already asked the question here before, but I did not have as much information back then as I do now.

We plan to build a single-family house with a granny flat in BW. Total 250 m2. Solid construction, flat roof, 3 floors. We will assign the trades ourselves. Architect fees with building application and statics 14,000,-. For interior finishing (flooring, bathrooms, interior plaster, doors) no labor costs should be considered, only materials. The garage will be integrated into the house, i.e. it must be built at the same time. How much would you estimate the costs for the house and additional costs? Thank you very much.

Oh yes, it should be a Kfw 70 house, and no special heating is planned - district heating.

Which phases did you buy from your architect? Is there a cost estimate included?

The information you are giving now is still not clear.

250 sqm what? House total or just living area?

How should one estimate the material costs if neither quality nor quantity is known?

Are you sure it is a good idea to contract all trades yourself? Who reviews the contracts, provides qualified construction supervision, checks the invoices and accepts the work?

There are 250 m2 in total, no basement. Labor costs should only be excluded for the interior finishing, but included otherwise. The cost estimate is also done by the architect. He also performs the heat demand calculation and issues the energy certificate. All for 14,000 euros. Construction management during the shell construction is also included. The site manager monitors the quality for a small final fee.

What is meant by "Anliegerwohnung"? Your contract design is not very convincing; which service phases are now being fully commissioned and which partially. Also, an "integrated garage" is not suitable for builders who have to watch their money, it must not only be well planned but also, like the rest, be monitored without gaps. And how is the forum supposed to estimate the costs better than an architect who knows the costs on site?
