That's true, but for me, there’s nothing left to change anyway...

The property already belongs to my parents and that's where FW is planned...

According to my father, it should be quite cheap... whatever that may be... for anyone who previously had night storage heaters, everything else is cheap *g

However, I can imagine that it is relatively cheap because the FW comes from a waste incineration plant, so no extra material needs to be purchased for burning...

I only mentioned the FW so that the price of a WP does not have to be considered in the house construction! that easily amounts to 10-20k...

So I did some research on the side about district heating costs and found out the following prices:

Connection line cost: €2000
Transfer station + heat exchanger + installation: €3250
Energy price: 3.5 cents/kWh
Basic price: €10/month
Meter rental: €7/month

where these are probably net prices!

3.5 cents/kWh actually sounds quite cheap...

I have €63/MWh on the bill, as well as €20/month basic price. Twice as much as your numbers. Additionally, €60/year capacity price.

7.5MWh from October 10 to October 11.

Yeah, the district heating here is already very cheap when I compare it with other offers... there's often a factor of 2-3 difference...

So a heat pump would never pay off here... you have significantly higher investment costs, reserves for maintenance/repairs, and depending on electricity costs and the efficiency of the heat pump, you will hardly be able to heat cheaper than 3.5 cents/kWh...

That means I can save about 10-15k on the house construction with equally low heating costs since I don't have costs for the heat pump...

Hi Shism, your invoice is basically okay, but with 20k cash I would seriously consider whether to start building. I recommend at least the land paid for and at least 20% of the construction costs as a deposit, otherwise it's kamikaze. In my opinion, the basement is unnecessary, you can also build a house with a flat roof, then there are two identical full floors. And unfortunately, the heating system cannot be omitted either because the heat has to be distributed in the house somehow. The only thing you save is the boiler, and even then only the material cost, because installation also costs something.

I originally also planned to save up more equity... But now the chance has come to build together with my parents -> plot "gifted" plus the good interest rates... I would probably have to save for another 10 years to balance out the plot + interest costs :)

The goal is to get to about 80% financing.. with plot + 20k equity... Whether I reach that I can only say when I know the exact plot value + house costs...



A flat roof is out, as are two full floors -> building regulations
since we also want to keep as much garden as possible, we try to limit ourselves to about 9x10m per semi-detached house half.. maybe 10x10... with 1 1/2 floors you end up at about 130-140m²... if I still had to fit a study + utility room + storage room in there, it would be too tight for me with 2 kids... so a basement is important for us!



Of course, the costs for underfloor heating etc. still apply... but to get costs down to 3.5 cents/kWh you would normally have to install a high-quality heat pump... no idea whether you can manage that with an air heat pump.. probably more with ground drilling etc... and then quickly 15-20k comes together... with district heating ~5k one-time connection costs and then you’re done...

~270k are thus available for a 130-140m² house with pitched roof, rectangular without frills, KfW70 + basement.

What is still most unclear to me are the possible savings from building together with my parents... If we build at the same time with the same developer...
I understand that I can't save 50k there but some things can certainly be done together or you get cheaper prices... right?
Can this be roughly estimated? 5k? 10k? 15k?
