House construction: Bungalow-Villa-Single-family house? Looking for an approach to self-home planning

Hello,

we want to build a house.

The hard facts: family with 1 child, prospectively 2 children.

Total net income: 4600 (civil servant)

Problem:
The agony of choice. Which type of house? Bungalow, villa, detached house? Energy saving? Attached garage? What happens when the kids move out? When we are old? How much money do I spend so that in the end I don’t think, oh the ordeal with the loan.

Where would you generally start to think?

So far we often look at catalogs and say well yeah and no, but when it gets more concrete, it becomes hard to decide.

The very first question should be: what am I willing/able to invest?

Since the question "plot of land – this one or that one" sometimes no longer arises depending on the region, because at least here almost only plots in "D" locations are offered – the question should also be considered: "New build? Or maybe an existing property or even a renovation case?" Unfortunately, existing properties in more interesting locations were overpriced for us... If the plot of land is then in view, the question of house type often answers itself. Now the question is: can plot, buildability/renovation need, willingness to invest, boundary conditions (accessibility, public transport, doctors, personal taste) be reconciled? If not – keep looking...

The first question should be: WHERE do I want to live? Big city, small town, village? Do I want a large garden and to live right on the edge of town near the forest, etc.? Infrastructure, schools, hospital, etc. etc...

If potential plots of land are in sight, I would start thinking about the house.

Okay,

so where we want to live is clear.

800-1000sqm still infrastructurally attractive. We have already looked there and have already examined the market for prices.

When I have picked one, I still need to know whether to build a townhouse or a bungalow, because some things are not possible with the number of floors.

And from what I observe here, the plots are always gone quickly.

So you would search, then go to the bank, and then design the house type?

No, first go to the bank and have them roughly calculate how much credit you can get or what amount you might have available with your own capital.

Then roughly calculate your living program. Standard bedrooms and children's rooms about 15 sqm, bathroom 10 sqm, kitchen 12 sqm, kitchen with island 15 sqm... add traffic area of about 10-15%... special wishes like sauna, balcony, and other luxuries leave aside for now.
If, for example, you come to 150 sqm, it is difficult to build these sqm in an area where all plots are about 500 sqm. Then usually the 1.5-story (officially single-story) house is the topic. You can possibly expand it upwards if the development plan allows it and if you want to at all.

... And the budget! Assume (I can't remember exactly... in the north definitely cheaper than in the south) 1500 to 1800 per sqm. In addition, flat 30,000 for incidental construction costs, 15,000 for outdoor facilities, and 10,000 for a carport.
Calculate, then you will know how much is left for the plot. Don't forget purchase incidental costs.
If your land only costs a few euros and there is building land to choose from, then you might have a buffer when it comes to higher equipment questions.

Otherwise, I always like to advise: get catalogs sent to you and drive through new development areas. Visit model house settlements, visit bathroom exhibitions, and read up in the forum about, for example, today's heating technology. Get a feeling for what is spacious and what is too big, what is standard and what is superfluous. And always keep an eye on prices including VAT ;). Forget hardware store prices where the carport is offered for 300€; that is not durable.
