House Construction 2015 - Regional Craftsmen or Mass-Produced Goods

May I ask what the personal effort looks like when building with an architect, how should I imagine it? I myself hardly have any craftsmen at hand or in the family and I am not a craftsman myself either.

Sorry, that is nonsense! Büdenbender also has reference customers who are definitely willing to be contacted.

By the way, I meant you should go to new development areas and ask the provider's builders there WITHOUT contacting the provider beforehand. Who should deny you a non-binding conversation with these customers, except themselves?

You do not need 'your own' craftsmen and you do not have to contribute any own work when building with an architect. The architect also contacts various craftsmen on your behalf with a request for quotes. It is just easier if you have such craftsmen, to bring them in with free allocation than with a prefabricated house or contractor.

Hello everyone,

after a short forced break I’m back and want to share my experience... NO MASS-PRODUCED GOODS
After endless discussions with the providers, we needed some breathing room.

I have now chosen the route via an architect who also runs a construction company (GmbH) and offers turnkey construction among other things.
For this, I have two specific questions:

I) Together we roughly estimated the costs per m² of enclosed space at about €320 ---> realistic?
II) The costs for planning etc. will be charged by this GmbH if simultaneously awarded/commissioned ---> problematic or good?

To me, this building approach sounds very trustworthy and I now hope to have finally chosen the correct procedure.

Ultimately, you would also have to be a GÜ, right?

Yes exactly, construction company (family business) and architectural office (commercial), who then also have subs at hand for the remaining trades. However, I speak directly with the architect (Dipl. Ing.) from the very beginning. Until now, I always had to deal with salespeople, study countless brochures, and then somehow show and explain everything to my wife, who unfortunately knows even less about building than I do.

Would you build again with "architect offers turnkey construction"? Or did price etc. possibly not prove to be accurate in hindsight?
