House Construction 2015 - Regional Craftsmen or Mass-Produced Goods

The TEUR 350 should actually roughly cover the purchase including double garage and outdoor facilities so that my financing also roughly fits. And that is exactly when floor plans and BRI come into play, BECAUSE without a basement it doesn’t work on my property due to the hillside location with the street slope (2.10 m), we had already clarified backfilling.

So, in the basement I then have the usual rooms HAR/technology, laundry, storage, shower/WC and room X as office, guest, 3rd child or whatever. On the ground floor then kitchen facing the street, dining/living (in L-shape with garden access), guest WC, hallway (reception-friendly) and airlock to the double garage.

On the upper floor then 3 rooms and family bathroom (decent sizes, 14-16 m²)

All of this classic as a single-family house with a gable roof.

The first plans (based on show homes) resulted in a BRI of 1100 + 200 for the attic. Then the cost estimate and so that was all for nothing. So we look for compromises AND a PROFESSIONAL who plans these requirements cleanly for us (that didn’t work so far in the show homes, too bad)

So, here I stand now...it also comes to me that I have lost my parents and siblings and am more dependent on external help from that side, which drives costs.... and not a craftsman myself... and taking care of a small child.... takes strength!!

BRI of 1,100 is also a nice palace! We only have about 1,000 cbm (without basement, without garage, a bit of outdoor facilities) and would be happy with total costs of TEUR 350.

But please also consider that you must provide a second escape route in the basement if guest or children's rooms are planned there. This means either an emergency window, a door to the outside, or an emergency exit.

As I said, 1100 including basement! Yes, it was nice, but too expensive. That's why I'm in a tight spot, because the basement naturally grows with the floor plan... I wish I could build without a basement, that's just how it is. BUT 1000 m³ without basement... um... that's even more of a palace

Nope, it's a large family + work-related home office and some room (attic) also has to serve as a storage room.

OK, then we have something in common, because 2-3 children (God willing) are planned and I also work from home occasionally.

That's often the problem, finding a model house for the family with a basement, which also fits an attic and is supposed to be on a sloping plot of land. Once you have one, you quickly end up with BRI >1000 excluding the double garage.
