So, let's put all the facts on the table.

The KFW only has standardized contracts. There is a difference (or error) somewhere and it must be clear.

KFW 124 has terms of 21 - 35 years with a 10-year fixed interest period. Longer term, lower repayment, lower monthly payments.

In my opinion, they only played with the grace periods for repayment. 1 year (2.3% repayment) and 5 years (2.7%). Or both times 1 year, but once 30 and once 35 years term. That would also fit.

Anyway, you have to break it down precisely, otherwise you are comparing apples and oranges. And I stand by it, the bank is the primary one who profits from a [Bausparvertrag].

I just calculated on the KfW website:

With 1.40% nominal interest rate, there is only the KfW 124 with the variants 10/10/10 or 35 years term / 5 years max. interest-only / 10 years fixed interest

With 35 / 5 / 10 I come to a rate of 170.17 euros (but not 175).
With 35 / 1 / 10 (only 1 year interest-only) I come to a rate of 154.09 euros (fits).

Accordingly, the advisor seems to have only played with the interest-only years here.
Is the OP, however, aware that the KfW loan runs for 35 years?
(By the way, probably not dramatic, since most of the loan is paid off after 20 years and then only 175 / 154 euros burden would remain.)

I haven't read everything, but why the Kfw component? The interest rates aren't that much lower and there is no option for special repayments. We did take it as well, but only with a 5-year fixed interest period and it won't be extended. By the way, the reason was also the grace years for repayment, which we could really use.
