Made up yourself, huh?

Spontaneous list of some points:


    [*]Hardly anyone will ever use the balcony upstairs. Spend that much money for that?
    [*]Are the kids only allowed to shower until they move out? Or constantly run through your place?
    [*]The dressing room has little usable space compared to the floor area due to the protruding corner and the three doors
    [*]The many 45° corners steal a lot of space from you
    [*]The guest room has already been discussed - but honestly, with a sufficiently wide staircase (keyword stairlift), the upper floor is still usable in old age. And as a study, you can certainly manage with less space.
    [*]Is the kitchen really supposed to be arranged as drawn? Without a kitchen table and without connection to the living/dining room I find that quite lonely for the cook...
    [*]Somehow the whole ground floor seems built around the shape of the terraces. Intended?
    [*]With the square meters, you should still be able to include the guest WC in the actual house, right?

So, no offense meant, but we first tried the planning ourselves too. With a similar result to yours: generous square meters with moderate results. Just write down what you want (which rooms, which sizes...) and take it all to an architect. That really relaxes!

Based on your ideas, we have revised the floor plan again. There is actually a version in which the children's rooms are no longer in the north and the bathrooms are next to each other.

Between the kitchen and the dining room there is a wooden sliding wall, which is both a room divider and a closet door. We saw this in a show house and thought it was quite nice.
As a result, the counter in the kitchen had to find a different place and was turned into a bar table. Also fine.

At first, I also found the balcony upstairs unnecessary, but due to the location of the property, it definitely makes sense. From up there you will have a beautiful view; from the terrace you will mainly see hedges.

I see the issue of the upper floor in old age differently. I have experienced several times that despite a stairlift, eventually a bed is placed in the living room and the wheelchair bumps into everything.

By the way, the previous plan was developed together with a qualified planner (not an architect). The expert opinion on statics, etc., is still missing from the new design.

So I like it much better this way and I would choose the 2nd option with the bathrooms next to each other on the upper floor. In the master bathroom, I would definitely provide a double sink. Happy Easter!

Hi,

why always these slanted walls?
And why so many corners and edges?

It looks poorly thought out, kind of like "Oh, I still need a living room, I'll just squeeze it in there, oh and I also need a tub, whatever, I'll just bend the wall away and press the tub in there."

Sorry, but if you plan to build such a big house, I would have a design made......it's better that way

and have you decided yet? do you then want to live at the very bottom and rent out the top? how many sqm of living space will you have with the planned size? I’m just asking because I’m curious about how much the whole thing will cost approximately. it all seems a bit oversized to me, but if the land is accordingly cheap or you really earn well, maybe it works out
