You usually build garages without insulation (except maybe for the million-dollar vintage car collection). In winter, you will have around 5-7°C in a masonry garage, so rather chilly for sports. Perhaps a large fan heater would be the solution – but that doesn’t really fit our current energy-saving times.

Yes, a special heater for the winter months was also my thought.

What do you understand by a borderline garage? Hmm, well maybe you just have to make compromises and be content with 2.8 m height. Because that’s how tall the metal rigs are, and there definitely has to be at least that much space.

Thanks so far for all the answers.

I brought up the idea that no additional room would be planned above this one room and that it would be extended up to the roof. The architect you trust can surely manage that. We have such a room on the upper floor, room height 3.20 - 4.50m.

This is how it could look. The "normal" ground floor rooms have the attic above them (assumption: gable roof house with ground floor and attic) and one room (sports room) is extended into the attic.

But I also think that around €50k for the 18m2 with a special room height could fit (2780€/m2).

Hm well, then maybe one has to make concessions from the originally desired 3.20 meters height and go down to about 2.80 m room height. Then maybe next to the garage after all? Hm.

Well, we're talking about approximately 18m2 with a raised ceiling and it must meet the house standard for a sports room, plus raised ceilings. At a price of about 2500 Euro/m2, you're at 45,000 Euro.
