But we were surprised by some invoices of 100-500€: true to the motto, "who is this, and why does he want money from me"

Hello,

maybe I should have added a sentence to my answer: "What is not in the BB or in additions is considered not purchased!". Against this background, you have to read every BB or – if you feel overwhelmed by it (which would be logical since you are approaching this as a layperson) – seek professional help. That money is always well invested!

I am relatively sure that in their BB it says something like: "... the client (that is you) must ensure free and firm, load-bearing access to the construction site and building site for trucks with up to 40 tons weight, cranes, etc."

It is probably to be assumed that your BU uses a crane, but it is also correct that you have to create the conditions for this. This is not part of their service and – in my experience – is only found in pure developer transactions.

That is a good idea. And while you are at it, read your BB also against the background of my opening sentence

Hello Markus,

my consultation to Hesse won’t be that expensive after all

But it’s true, it annoys me immensely that some people persistently approach probably the biggest investment of their lives naively and resistant to learning ... "saving" money on well-invested advice.

At which construction stages is a crane actually used during the building of a solid house? I can imagine that it is needed when setting the roof truss and when placing the [Filigranbetondecke]. Possibly for delivering the bricks, I don't think they still carry them up ladders today.
Best regards
Markus

Here I think the transport / placing of the bricks with a truck with a crane arm is sufficient. For that, the fastening / foundation should not be very extensive. I meant the use of a crane vehicle or an erected crane.

One more point regarding the "hidden costs" that came to my mind again while reading another thread:

- Costs for setting up a rainwater infiltration system, e.g. soakaway shaft, cistern, infiltration trench, pond system <-- is partly directly mandated depending on the federal state, yet often "forgotten" in consulting / sales because it is not a regular service of the construction company With earthworks, etc., this can quickly cost several thousand euros.

Hello,

You can get all of this from "one source." Depending on the advisor you choose, the costs range from €330 to €600. I still consider it very well-invested money because it protects every builder "before" signing and thus from all kinds of trouble!

That cannot be answered in general terms. One builder needs it for delivering the bricks, another only for the concrete, yet another does not need a mobile crane at all because everything is delivered directly into the story by a supplier. One thing is common to all variants: the ground must be able to carry the weight of a mobile crane, and this "requirement" is at the expense of the property owner.

Rhenish regards
