Hidden costs according to the service description for builders

-Costs for beer/water on the construction site and topping-out ceremony etc... -Double burden due to rent/financing. With some banks, the repayment of the loan begins with the disbursement of the first installment. Then you already have your full monthly annuity and still have to pay the rent.

- Costs for barriers (no-parking zones) when the crane, stones, and other materials are delivered, set up, and/or parked in public spaces
- Costs for the allocation of a house number [Über die 24€ freut man sich aber]
- For me: telephone costs -> Without a flat rate, it gets expensive to keep calling the construction companies
- Construction electricity and water are included in the ancillary construction costs, but besides consumption, you pay for a temporary meter and the installation and readiness of the construction electricity meter as well as the standpipe and the associated lines
- Construction fence (if required) -> transport, installation, and rental of the fence (in Munich: availability of construction fences,... Even if you pay, you cannot get one,...)

In case of delayed move-in due to incorrect planning, meaning no refund through BU:

holiday apartment

Also for own contributions:
adhesive for parquet or carpet, baseboards, masking tape, foil, paint rollers, and so on... can cost quite a bit

If now even the brush is listed (which was included in the 10k for painter’s own work in my case).... then there are also some hidden costs like a bottle of sparkling water / a cup of coffee that you sometimes leave for the craftsmen. Costs that are not really hidden, but that most people also have: Who already had a lawnmower, a garden table, a swing for the kids in their rented apartment? That also adds up.

We took good care of our craftsmen. For almost 7 days, there was a hot meal every midday. Total costs according to my smart list: almost €300 without drinks. There were almost always 5-7 workers on site....
