Hello, I am new here.
My husband and I are considering buying a house (built in 1900 - extension 1960) 150 sqm on 2 floors 4 rooms + guest WC + hallway and are having difficulty estimating the renovation costs. I have done a lot of research online and have come up with the following amounts. Do you think these are realistic!?

2,500€ roof insulation as DIY - meaning only material costs.

25,000€ heating with connection costs
There is a night storage heater installed. A gas heating system is planned. Is 25,000€ realistic for the heating, piping, radiators / all by a professional company?

6,000€ new electrical
We will make the chases - the rest the professional company - meaning laying the cables, connections, sockets
We will do the plastering.

15,000€ bathroom
New water pipes / wastewater pipes throughout the house
On the ground floor is the kitchen + directly next to it a guest WC and the washing machine connection. The floor downstairs is to be newly tiled. (medium-priced materials)
On the 1st floor there is no bathroom yet, but the new bathroom is supposed to be above the kitchen / or above the guest WC. There should be a large shower, WC, washbasin and of course tiling work here again. Do you think 15,000€ is realistic here?

I am only interested in estimating the major trades - the rest we can calculate well based on my parents’ experience (they bought and renovated 18 years ago) and it was easy to research.

I would really appreciate answers from you.

Best regards!

You need to provide more info / photos about the condition.

But from a gut feeling, unfortunately too little. The electrical system immediately catches my eye. Even the new fuse box with power supply and the circuit breakers, RCD, etc. will almost consume your entire electrical budget.

Is there already a gas connection? Check what a new connection costs in your area. So overall, it is simply not enough.

I guess the answer is meant to hold up a mirror for you regarding the question. Without photos and a detailed description, it is difficult to estimate the necessary requirement.

.

I did not want anyone to estimate the requirement. Therefore, I do not know what is wrong with the gentleman. It states above what is to be done, and I wanted to know if the sums are approximately correct. Thank you, Mottenhausen, for your kind comment.
