I would estimate electrical work at a factor of 3. In the bathroom position, you have the entire sanitary trade new. Additionally, a completely new bathroom including tiles etc. I would calculate at least a factor of 2, rather a factor of 3. For that, the floor probably has to be removed including new screed etc. And for the entire project, a buffer of at least €30,000. You will probably need that for things you don't have on your radar yet. And of course, these are all estimates without having seen a single picture or anything like that.

It inevitably comes down to that with your more than sparse information.

Should 50, 100, or 200 sockets be installed now? Is there SAT/LAN, many toggle and crossover switches? Intercom system for the front door, maybe even with video? Electric blinds? Garage door? Motion detectors? Likewise heating – is it located near the bathrooms? Will it be with or without circulation? Hot water via a fresh water station? How far does the gas connection have to be dug? Which boiler/furnace should it be? Any requirements for networking? What does the house even look like? Tiles in the bathroom up to the ceiling? etc.

That is also a very uncertain point. What does the roof look like (shape/pitch/areas)? Is your presumably intended insulation between the rafters as shown on TV even possible/sufficient? Which insulating material is to be used? Underlay membrane, vapor barrier, soundproofing? Will it later be developed into living space there or just serve as an attic? Are there roof windows, chimneys? and so on and so forth.

What is the ceiling structure like? Is that in the old or new part?

It might be that the statics in the front and back are not sufficient.

Hello bine66,

I am simply assuming that you want a pure standard without any frills.

For a 3-room apartment, a new installation is said to cost about 10,000 euros, you now have a house (old building renovation) but are doing the chases yourselves...... 6,000 euros would not be enough for that. About 15,000 should be planned.

As far as water and heating are concerned, you are not entirely wrong, but I would add another 5,000 there (if you also do the chiseling work there).

Have you thought about the fact that you can still get a lot of money from the state through grants, discounts, better loans from the KfW bank or BAFA for your project? That will almost cover the additional costs you have.

Definitely get offers from several companies a professional on site can advise you far better than the users here behind the PC, simply because we cannot get an idea of how everything looks/should look.

Furthermore, I recommend not taking the cheapest option to avoid "cheap work". Better to save for another year.
