In Bretzfeld-Schwabbach, areas have been advertised by the municipality for 2 weeks now. Then you are directly by the A6.
And in Neuenstein-Kleinhirschbach there are also plots available, but I didn’t get any info from the office about how to get one (but I also didn’t really try, because my wife didn’t want to go to Neuenstein anyway).
And then there is Wilfried Küffner, the sales advisor for Elkhaus, who has 3 nice plots directly in Neuenstein.
I just took a quick look at the building plots in Schwabach for J4F. In my opinion, it’s an absolute joke what is being asked there. Especially since there are only 4 building plots.
Bidding process with a minimum of €400/m2 and additionally complete documents for the building project with everything included. That means you have to pay a surveyor and architect for the design planning and might end up empty-handed. A joke, especially because these are plots from the municipality.
Sales modalities
1. The applicant submits a separate offer for each building plot they apply for, which includes both a purchase price offer and an architectural planning and usage concept. The following documents must be submitted for this:
- Site plan with statements on development, number of floors, parking spaces, and open spaces in a meaningful scale.
- Views as well as longitudinal and cross-sections showing the topography in a meaningful scale.
- Area balance: number and sizes of residential units, floor space index for building, floor space index including ancillary facilities.
2. If the applicant applies for multiple building plots, they must set a priority order.
3. The examination and evaluation take place in a multi-stage process.
4. The submitted planning and usage concepts are reviewed by the municipal administration for quality and compliance with requirements.
5. If the application meets the requirements, the applicant may have to present the planning to the responsible committees in a non-public meeting.
6. The following criteria are particularly taken into account when awarding:
- Amount of the purchase offer
- Construction/architecture/usage concept
- Parking/traffic concept (garages/parking spaces)
- Age-appropriate and barrier-free living
- Energy standards/operating costs
- References of the applicant
The municipality decides on the award at the end of the application process based on the purchase price offer with a weighting of 60% and the planning concept with 40%. If there are several equivalent offers, the decision on the ranking may be made by lot.
