Hello everyone,
We have our first appointment with the architect on Wednesday evening. In advance, we have already played around with some ideas using Sweet Home 3D and want to take this to the meeting on Wednesday. What do you think about the room layout/design, etc.? The living area should be around 140-150 sqm. The sqm indicated on the floor plans are according to the program including exterior and interior walls. If I calculated correctly and subtract the exterior walls and 15% of the size of the slab for the interior walls from the indicated sqm, you get about 150 sqm of pure living space. The slab here measures 11x13 meters. For now, our main focus is on the arrangement and design of the rooms. We are building on a slope, which means we drive level into the garage, and the plot slopes down with the house.
We are considering using interior sliding doors from the vestibule to the pantry and from the vestibule to the hallway.
We also wanted to know who has placed their main bathroom with toilet, shower, and bathtub in the basement? Due to the slope location, the wastewater from the toilet, shower, and bathtub must be pumped back up to street level. There is a height difference of about 2.5 meters to overcome. We are now wondering if this is possible in any form with a pumping system and especially what something like that might cost.
Background: We are building on a slope so that half of the basement can be used as complete living space, as it comes out. Since we always wanted to build a bungalow but need a basement, the variant of a ground floor with a habitable basement area is the best solution for us. We could also build two full floors on the plot, but that would look too bulky with a basement (where half comes out at the back). The house is for 2 adults and 1 child, a photovoltaic system is planned, as well as an air-water heat pump and underfloor heating. The house will be built as a KFW55 house. Slope here means that over a plot length of 32 meters there is a height difference of 3.4 meters.
We are still at the very beginning of our planning and have also used the program for the first time, so please don’t stone us if something is completely nonsensical or illogical.
