Important point! Our building plot was also farmland; the soil survey showed that it is perfectly suitable for horticultural and gardening purposes, but not for building. We had to excavate almost 80 cm and refill with RCL. "Topsoil" does not form a load-bearing layer. Ask how much your general contractor includes these costs. How is it with you in the north regarding pressurized groundwater, if you plan to have a basement? How is rainwater infiltrated (soakaway, stormwater drain)? The development plan, if available, might already provide information on this, otherwise inquire at the municipality. The costs for paving the outdoor area are somewhat tight. In general, the total costs for the construction are kept quite sporty.

1200 € / sqm for the house? Very ambitious. Plan generously with a buffer and also prepare yourselves mentally that not everything will always go perfectly on schedule and some things will be more expensive.

It is true that building a house in NI is still comparatively affordable; however, I consider your figure to be an untrustworthy bait offer. Calculated according to the applicable energy saving regulations and medium standard, EUR 260,000 is closer to the truth. In addition, there are the costs for painter/floor coverings, possibly ventilation costs (I would not recommend building without one), reserves for extras, costs for outdoor facilities, such as incidental construction costs:




That means you will probably have to fill in the soil if you cannot compensate for this difference with the foundation slab. In general, the issue of the plot and possible additional foundation costs must not be underestimated; true treasures can be buried here.

You write that houses have already been built. Their soil survey is not necessarily applicable to your plot but can give you a first insight into expected additional foundation costs. Ask about it! Most young builders I know gladly provide very detailed information ;)

Stefan Grundstück The number sounds very realistic, we arrived in this area with a house very similar to one of your plans. Also, please take EPI's warning about the additional foundation costs very seriously. Although we had an expert opinion, an extra 5000 for sand was spent just like that. Your allocation for outdoor facilities is also very tight. Please keep in mind that later on, you will enter the house multiple times a day via the outdoor facilities... Tip: With the basic framework now, continue to contact other companies and get prices. That way you get a better feeling. After a budget offer from the garden and landscaping company, we stripped the entire project back down again to fit our budget. It still ended up being more expensive.

I want to thank you! I have written down a few things that I will definitely keep in mind and continue to follow up on. Offers should still come next week with which I can compare something. 1200-1400€ / sqm. are actually quite realistic here. 30 km further it already looks different. As I said, our spot is still cheap. But wages are low. Everything balances out. I will get back to you. Thanks!! Julia
