So, it will be a detached house, solidly built, no corners or edges in particular, gable roof 45° and a shed dormer. 180 sqm on 700 sqm. Plot in a new housing development.

It is true that building a house in NI is still comparatively affordable; however, I consider your figure to be an untrustworthy bait offer. Calculated according to the applicable energy saving regulations and medium standard, EUR 260,000 is closer to the truth. In addition, there are the costs for painter/floor coverings, possibly ventilation costs (I would not recommend building without one), reserves for extras, costs for outdoor facilities, such as incidental construction costs:
The plot is a few centimeters lower than the street.
That means you will probably have to fill in the soil if you cannot compensate for this difference with the foundation slab. In general, the issue of the plot and possible additional foundation costs must not be underestimated; true treasures can be buried here.
You write that houses have already been built. Their soil survey is not necessarily applicable to your plot but can give you a first insight into expected additional foundation costs. Ask about it! Most young builders I know gladly provide very detailed information ;)
