The problem with the QM prices is that in most areas where the prices are low, the plots are larger. According to my observation, there is an almost linear function between price per sqm and plot size, at least when you look around the Hamburg suburbs :D

:(:(, if it's already that expensive for you, without a basement and garage, then I'm at least at 400-450...! Oh dear, we actually didn't want to spend that much... You never finish paying it off...

If I am correctly informed, the user Der Da built with a prefab house builder who is not exactly among the cheapest, and on the other hand, he had enormous additional costs during the foundation work.

No property is comparable to another.

Friends of ours put up a hut for 350k with a lot of personal effort, self-contracting, etc., which would have cost almost 100k more with a turnkey company.

Well, we did compare beforehand, and the company wasn’t that much more expensive in the end that it would really make a big difference now.
House price in the end 225,000
Land 115,000
Additional construction costs 43,000 (of which 10k are extra foundation costs and 10k development costs), so 23,000 pure additional construction costs, which is quite cheap.
Interior finishing material 10,000
Saved about 7,000 € through own work (painting and laying floors)

So you’re easily already at 350-380,000, because you won’t get the house in that quality and equipment much cheaper. Unless you do a lot of own work, and you have to be able and willing to do that.
When I see how long it took us as non-craftsmen for some things, and that all that nonsense cost us weeks of free time, and 2 months extra rent. That puts own work into perspective again. If you think now about maybe doing plastering yourself, etc., you can add a few more weeks on top.

I never said it’s not possible to build cheaper, but especially with terrace, basement, and outdoor facilities, you have to count on at least 400,000 €. Let’s also include the kitchen and some furniture in the total, but in the end this number will at least be there. I would even argue that it then hardly matters which company you build with.
My opinion.

The 350 thousand only refers to the house including incidental construction costs. Garden layout and land are additional. I always find it interesting that things like the kitchen and garden layout are included in the construction costs. For me, those are separate items.
